Quoted rates exclude the following fees which must be paid directly to the property after the booking has been confirmed, usually a week before check-in, but in some cases on arrival.

How to confirm?
Deposits are required to confirm a booking, usually 50% but sometimes as high as 100% depending on season and time till check-in.

Cancellation policy
3 months before stay date: 50% of deposit is refundable.
2 months before stay date: 25% of deposit is refundable.
1 month or less before stay date: 0% of deposit is refundable.

Guest Information & ID: By accepting the quote, you agree to complete our guest information form and provide a copy of your ID.

Occupancy & Conduct: Guests are asked to respect the neighbours. No parties, loud music, or excessive noise are allowed. Only guests included in the booking may use the house and its facilities. Day visitors and pets are not permitted. Non-compliance may result in immediate eviction without a refund and forfeiture of the breakage deposit.

No Smoking: The house is strictly smoke-free, including vaping. If smoke odours or evidence of smoking are detected inside, the full breakage deposit will be forfeited.

Cleaning: Guests are requested to wash and store all dishes before departure to avoid additional cleaning fees.

Breakage Deposit: The deposit may be used to cover repair or replacement costs for broken or missing items, damaged or stained linen or towels, or if the property is left unclean. Refunds are processed within 14 days of check-out. The primary guest remains liable for any costs exceeding the deposit amount.

Remember to Bring: Guests should bring their own bath and beach towels, toiletries, extra toilet paper, cleaning supplies, and additional refuse bags.

Liability: The property owner and manager are not responsible for any injury, death, loss, damage, or theft to any person or their property, including items left behind.
