The Black Barn offers three elegantly styled bedrooms, each designed as a private haven with its own en-suite bathroom and spacious walk-in shower. Every room is furnished with extra-length king-size beds and fitted with warming blankets to ensure comfort through every season. Clean lines and natural finishes create a calm, restorative ambience throughout the home.

The open-plan living space brings together the kitchen, dining, and lounge areas within a dramatic double-volume setting, anchored by a substantial indoor fireplace that makes the space especially inviting during colder months.

Outside, a north-facing courtyard provides an inviting environment for both leisure and entertaining. Built-in seating frames a pergola-covered dining area, while an outdoor braai and additional fireplace encourage long, relaxed evenings beneath the night sky.

Positioned just above the courtyard, the KolKol wood-fired hot tub is set among indigenous fynbos and offers wide views across the landscape. It provides a tranquil space to unwind, particularly at sunset, with the added enjoyment of a warm soak and a refreshing drink. Guests also have access to on-site facilities including a spa and restaurant, enhancing the overall experience of comfort and ease.

Thoughtful inclusions are provided to elevate each stay, including complimentary firewood for both the indoor fireplace and KolKol hot tub, a bottle of wine, fresh coffee beans for morning use, and filtered drinking water. The house, together with its private garden areas, is reserved entirely for guest use, ensuring complete privacy and uninterrupted relaxation.

Romansbaai Estate is a secure coastal enclave with controlled 24-hour access through a staffed gatehouse, where guests are warmly welcomed and issued their keys. From this peaceful setting, residents can enjoy direct access along paved walkways to a pristine beach, explore scenic fynbos trails, or visit the nearby Kleinbaai Golf Club for a leisurely round. The estate offers a quiet, well-maintained environment that encourages both relaxation and outdoor activity.

      Frequently Asked Questions

      Why do I have to pay a deposit?

      This is a sign of good faith. Properties hold rooms for you, which they could sell to someone else, so if you don't turn up, they lose revenue. By paying a deposit of 50% (industry standard) you show the property that you are intending to arrive and they will accordingly turn others away.

      Can I pay the deposit at month end?

      That depends on the property. Many have real time booking calendars, allowing people to book instantly online. If that's the case, bookings are first-come-first-book, and no rooms will be held provisionally unless specifically arranged. Send a request and ask for a specific payment date and they'll get back to you.
