Xanadu Waters Villa is a high-end residence in Knysna, featuring five en-suite bedrooms, generous living spaces, a fully equipped kitchen, and a seamless flow between indoor and outdoor areas. The property includes a swimming pool, sun deck, built-in braai, Wi-Fi connectivity, air-conditioning, and a dedicated entertainment area. Guests may also arrange additional services such as a private chef at their own expense.
The villa is designed for exclusive use and comfortably accommodates up to ten guests across its five en-suite bedrooms. Its spacious interiors, well-appointed kitchen, and fluid connection between indoor and outdoor spaces make it particularly well suited for families or groups travelling together. Large windows and expansive decks enhance the panoramic views, contributing to a bright and airy ambiance throughout the home.
Guests can enjoy a variety of amenities that support both relaxation and leisure, including a private swimming pool, sun deck, built-in braai, and several outdoor seating areas. Indoors, the villa offers a welcoming lounge with a fireplace, televisions in each bedroom, Wi-Fi access, as well as entertainment features such as a pool table and table tennis. Practical conveniences, including air-conditioning and secure parking, ensure a comfortable and worry-free stay.
A selection of additional services can be arranged on request, including the services of a private chef, housekeeping, childcare, and activity planning, such as golf excursions. These options allow for a more personalised and seamless experience during your stay.

Although children of all ages are welcome, they stay at their own risk, as the property is not necessarily child-friendly, with an uncovered pool and various staircases. All children are to be under strict supervision by parents/guardians, and we are not liable for any injuries or loss of life to any guests staying at the property.
No parties or events permitted at the property. Please avoid any loud noise or music.
Quiet hours to be observed between 23h00 and 07h00.
No smoking is permitted inside the building. Designated areas outside will be available.
Please do not eat or drink on or around the pool table and tennis table.
Any damages will incur a cost.

How to confirm?
Deposits are required to confirm a booking, usually 50% but sometimes as high as 100% depending on season and time till check-in.
Cancellation policy
If cancelling 14 days before arrival, forfeit 100% of the booking total.
If cancelling 21 days before arrival, forfeit 50% of the booking total.
If cancelling 30 days before arrival, forfeit 25% of the booking total.
